Moving house can be very expensive so you need to be absolutely sure about your new place before you agree to put any money down. Once you have signed all of the paperwork, there is no going back. You don’t want to risk moving in, only to find that the house is hiding some secrets. Some of these secrets might end up costing you a lot of extra money, and if you can’t afford it, then you will be stuck living in a house that is falling apart. If you are careful, and do your research before you buy, you can avoid this. Here are the things that you need to check before buying, if you want to avoid moving into the house from hell.
Why is the seller moving?
This is the first question you should ask. If they are willing to give you a reason straightaway then that is an encouraging sign. They might be moving for work, to be closer to family, or just for a change of scenery. However, if they are a bit guarded about their reason for moving, it could mean that there is a major problem with the house itself.
It is also worth checking how many other properties in the area are for sale. If a lot of people seem to moving away, then you need to question whether there is a problem with the neighborhood.
Do your research
Regardless of whether people are moving out of the area or not, you still need to do your research. Look at the surrounding area and decide whether you have everything you need. You don’t want to move into your dream home, only to find out that you have to drive an hour to the shops, or that there is no job opportunities nearby. If you have a family, check the local schools to see if they are suitable for your kids. Also check local crime rates, otherwise you might end up living in the middle of a dangerous neighborhood without even realizing.
Have the house checked
Before you agree to anything, have the house thoroughly checked by a surveyor. Everything might seem fine to you, but you don’t have the eye of a professional. The tell-tale signs of things like damp, or pest problems, can be easily covered by a seller. It won’t be until you have been living there for a few months that these problems will start to show themselves again. If the house does have these problems, it doesn’t necessarily mean that you shouldn’t buy it. You can use it as a bargaining tool to push the price down, then use companies like Terminix, and construction companies, to fix the problems. In some cases, this can actually work out cheaper but it depends whether you are willing to put the work in.
Even if you are sure that the house is in good condition, and the area is good, don’t rush into anything. Use property websites to compare the prices with other houses nearby. You might find that the asking price is far higher than similar properties. If this is the case, be upfront with the seller and tell them that you could buy a cheaper property just round the corner. Hopefully, you can push the price down and save yourself some money.
